A building survey may identify repairs or improvements that require further specification, pricing and professional oversight.

Where appropriate, Level 3 Home Surveys can provide additional professional services to help clients progress recommended works from the survey stage through to completion.

From Survey Findings to Repair Works

Depending on the nature and extent of the work required, our services can include:

Specification and Schedule of Works

We can prepare a clear specification or schedule describing the repairs and remedial works required.

This provides contractors with a consistent basis on which to price the work and helps reduce uncertainty over what has been included within their quotation.

Tendering and Quotation Review

We can assist with obtaining and reviewing competitive quotations or tenders from suitable contractors.

Quotations can be compared against the agreed scope of works so that differences, exclusions and qualifications can be identified before a contractor is appointed.

The final selection and appointment of the contractor remain with the client.

Contract Administration

For more substantial repair or refurbishment works, we can act as Contract Administrator where a suitable building contract is put in place.

Our role may include issuing contractual instructions, reviewing applications for payment, assessing variations and administering the contract in accordance with its terms.

The precise scope of our appointment will be agreed before the works commence.

Periodic Site Inspections

Where appointed, we can undertake periodic inspections during the works to review general progress and visible workmanship against the agreed specification.

These inspections are carried out at appropriate stages and do not amount to continuous supervision of the contractor or their workforce.

The contractor remains responsible for the construction methods, sequencing, workmanship, site safety and satisfactory completion of the works.

Certification

Where required under the building contract and included within our appointment, we can issue appropriate certificates relating to matters such as interim payments and practical completion.

Independent Professional Advice

Our role is to act independently in the interests of our client while maintaining the impartial professional judgement required when administering a building contract.

We do not guarantee contractor performance or workmanship and do not undertake continuous supervision of building works.

Where specialist design, structural engineering or other consultant input is required, we will advise accordingly.

A Flexible Service

Not every project requires full Contract Administration.

For relatively straightforward works, you may only require a specification and assistance reviewing quotations. More involved projects may benefit from a formal building contract, periodic inspections and contract administration through to completion.

The service can therefore be tailored to the scale and complexity of the proposed works.
